The minimum lot size in this district is 2 acres (non- <br /> wetland) and the minimum lot width is 200 feet. It is bisected by Long Lake Creek and <br /> the portion of the property within 300 feet of the creek is subject to Shoreland <br /> Regulations. <br /> The property is not within the MUSA and not planned to be. It is not served by city <br /> sewer and water. The septic system must be replaced before the property is sold <br /> unless the house is to be torn down. The new septic system must include both a <br /> primary and alternative drainfield site. <br /> According to information on file with the City this property was used as a garbage <br /> dump from about 1935 through 1970. The PCA website (www.pca.state.mn.us <br /> "What's in your neighborhood") lists two "Unpermitted Dump Sites" on the property — <br /> the Smith Dump and the Wayzata Settling Pond.
