Melanie Curtis
From: Melanie Curtis
Sent: Wednesday, October 14, 2015 8:33 AM
To: 'k zitzloff@hotmail.com'
Cc: 'blake@summitcraftsman.com'; Christine Mattson; Mark Gronberg
Subject: 1380 Briar Street/#2015-01228
Attachments: Survey Requirements-August 2015.pdf; Swimming Pool Building Permit Application -August
2015.pdf
Jeff
Please see the following comments on your plans:
1. The survey does not comply with the City Survey standards (attached):
a. Show top of slab elevation.
b. Missing Graphic Scale (#1)
c. Missing Total Square Feet (#3)
d. Missing Trees over 6"diameter within the disturbance area (#8)
e. Missing % grade is on the driveway (#22).
2. The driveway is depicted at 21 ft wide where it meets the edge of black top. The maximum allowed by Code is 20
ft. Please reduce and revise survey.
3. Plan appears to increase the hardcover by x3. The lot is relatively flat without access to a Stormwater
system. What is the drainage plan or plan to manage the Stormwater on site? In particular, the drainage plan
on the East side of the proposed house should be addressed.
4. A landscape plan should be provided which details all hard surface improvements — patios, sidewalks, walls, etc.
5. Please note, a separate permit is required for the in ground pool shown on the plans. If the pool and patio are
not being constructed/permitted simultaneously, we will redline them from the plans. Please clarify.
Additionally, at the time of pool permitting, please have the survey revised to show proposed grading and
elevations in the area around the pool/patio.
Please provide a revised survey which addresses the above and provide the requested clarifications for our review to
continue.
Thank you,
Melanie
Melanie Curtis, Planner
Direct 952.249.4627
Planning &Zoning Office 952.249.4620
2750 Kelley Parkway, Orono, MN 55356
Email: mcurtis(cci.orono.mn.us
Website: www.ci.orono.mn.us
1
