Staff conducted a review based <br /> on the information provided and requests the following items be revised in order for your application to be <br /> issued. These comments are based on zoning and engineering review; the building official is currently reviewing <br /> the plans. <br /> 1. Certificate of Survey. A survey dated 5-1-15 was submitted with the application; however, our engineer <br /> has some comments/observations. Please provide two copies of an updated, full size certificate of <br /> survey which meets all of the City's survey standards (enclosed) addressing the comments below. <br /> a. The Site plan depicts a retaining wall on the west side of the home. As depicted, the wall exceeds 4 <br /> feet in height. Walls 4 feet or greater in height must be designed by a licensed profe�sional, and <br /> plans must be submitted to the City for review prior to the approval of the permit. In the case of <br /> multiple walls, walls separated by less than 2x the height of the upper wall shall be considered one <br /> wall. <br /> b. Sheet 2 of 5 of the house plans show a potential retaining wall which is not depicted on the site <br /> plan. <br /> , c. The site plan does not depict the location of the septic system. Primary and alternate septic sites <br /> must be provided and then reviewed by the City Septic Official. <br /> '. d. The site plan should show well location. <br /> .� e. The site plan notes indicate that the driveway depicted is conceptual. The actual driveway plan will <br /> need to be included to confirm compliance with City driveway standards. <br /> 2. Ownership Discrepancy. According to Hennepin County the property is not owned by Gonyea Homes as <br /> indicated on the Building Permit Application. Please provide proof of ownership. <br /> 3. Separate City Permits Required for: <br /> a. Septic permit <br /> PLEASE NOTE, NEW 2015 PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading, sidewalks, retaining walls, etc., a Zoning Permit will be required. <br />
