� <br /> ' . <br /> City of Orono <br /> Building Department <br /> 2750 Kelley Parkway <br /> Orono, MN 55356 <br /> Attention: Lyle Oman <br /> April 8, 2011 <br /> RE: 1473 Bay Ridge Road Roof <br /> Dear Lyle, <br /> Our house at 1473 Bay Ridge Road in Orono was originally built in 1960 <br /> and was a basic 65 ft. by 26 ft. rambler. We added a sun room to the east <br /> side in 1996 and a bedroom, bath and garage to the west side in 1997. <br /> The original rectangular rambler portion of the home had a very poor roof <br /> design, particularly in regard to insulation. All of the ceilings are vaulted <br /> and the roof structure consists simply of 2x8 roof rafters at 16 inches on <br /> center, 1 x8 roof sheeting boards, and asphalt shingles, with 6 inches of <br /> fiberglass insulation in the cavity and sheetrock on the underside of the <br /> rafters. Even though there are soffit vents, there is essentially no space to <br /> ventilate this roof. <br /> We have experienced ice dams and water leakage during the winters. In <br /> 2009, we re-roofed the entire house with GAF Timberline 40 Prestique HD <br /> shingles and used heavy ice & water shield over the entire old roof. We <br /> have still continued to experience ice dams and water leakage. <br /> We have considered a number of options such as removing the roofing & <br /> sheeting and spraying the cavity half full of foam insulation but we would <br /> still have minimal opportunity to adequately ventilate the roof. Therefore, it <br /> is our intent to construct a new roof structure over the old house and install <br /> additional insulation on top of the existing roof and create an appropriate <br /> attic to provide continuous air space that can be appropriately vented to <br /> create a "cold roof." <br />
