City of Orono
2750 Kelley Parkway
Orono, MN 55356
Attention: Melanie Curtis
Planning & Zoning Coordinator
July 25, 2012
Re: New Paver Patio
1473 Bay Ridge Road
Dear Melanie,
Please find enclosed the Zoning Permit Application for our new on-grade concrete paver
patio. The patio will be located over the west portion of where our swimming pool was
located. We have shown this location on a survey that also shows where the pool was
located and we have included a separate, more detailed drawing of the new patio.
A new Hardcover Calculation Worksheet is enclosed showing existing and proposed
hardcover in the 75-250 zone. The net effect of this new patio and the removal of the
pool, pool apron and old deck will reduce hardcover in the 75-250' zone by 369 s.f., a
7.3% reduction in actual hardcover in the zone. We received a variance in 1995 to have
26.7% hardcover in this zone but we will now be under 25%, with most of the reduction
being closest to the lake. This area closest to the lake will be returned to lawn.
There will be no change whatsoever in drainage flow on our property or on adjacent
property from this work. Drainage is shown on a drawing submitted with the pool
demolition permit application.
In your previous email, you didn't say if a Zoning Permit Escrow Agreement and escrow
would be necessary for the patio. If so, can you simply hold the one associated with the
pool demolition permit? The pool demolition and fill will take about a week and the patio
construction will start immediately thereafter.
We intent to start the pool demolition August 27 and the patio September 4. For obvious
reasons, we want to complete the work, remove the silt fence, grade, and re-sod yet this
fall. I am out of town the first two weeks of August so I wanted to get these permits
before I leave . Thank you again for your cooperation and help.
Sinely,
"ni?'-''-e
Tom McCune
1473 Bay Ridge Road
Home 952-473-3245 Cell 239-216-0028
