The As-built survey shows proposed grades and contours. An As-built should depict as-built/existing elevations and <br /> grades as all proposed work should be complete at the point the As-built is prepared. No"proposed"contours or <br /> improvements should be shown. <br /> 2. The As-built spot elevations should be extrapolated into contours per the City Survey requirements (attached). <br /> 3. The contour lines and the elevations listed for the retaining walls do not make sense together. As depicted the <br /> retaining walls do not appear to be retaining any soil. <br /> 4. It appears a retaining wall was constructed onto the neighboring property on the south west side of the <br /> property. Was permission granted by the neighboring property owner? Retaining walls are not allowed within 5 feet of a property boundary without a variance and conditional use <br /> permit.There was no CUP/Variance approved to permit the wall in question. The after-the-fact <br /> fee is 2x $700 application fee. <br /> 6. Resolution 6546 granted CUP and variance approvals regarding the fill below the 100-year floodplain elevation of <br /> 931.5'. Based on the as-built wall elevations on the east side of the house it appears you have exceeded the approved <br /> fill amounts. Please re-calculate and provide the as-built cut and fill quantities below 931.5'elevation contour and show <br /> the cut and filled areas. Also, provide as-built 1/2 foot contours between the middle of the home and the eastern <br /> lakeshore for our verification. The swale created to mitigate the floodplain filling should be evident in the topography. <br /> 7. The as-built hardcover should be calculated on the City's hardcover form (attached). <br /> 8. As of July 25th, there was a pile of soil deposited in the city ROW and wetland area directly opposite the house <br /> (west side of the road). This must be removed. <br /> There are a number of issues to resolve. Please contact me if you have specific questions. At this time the project is not <br /> complete/in compliance with the approved plan.
