This is a permit for the construction of a screen porch. Your application is incomplete. <br /> The following items must be submitted or revised in order for your application to be considered <br /> complete and for the plan review to continue: <br /> 1. Certificate of Survey. Please provide an updated certificate of survey meeting the City's <br /> survey standards (enclosed) indicating the location of the existing house and proposed <br /> screen porch (and any proposed grading) as well as all existing structures, landscaping, <br /> retaining walls and hardcover on the property. <br /> 2. Hardcover Calculations. 1271 Arbor Street is located within 1000' of the lake and is <br /> considered Shoreland. Please submit existing and proposed hardcover calculations on the <br /> sheets provided. The property must comply with the City's Hardcover regulations <br /> (enclosed). The hardcover calculations should be done by a surveyor. <br /> 3. Escrow 8� Escrow Agreement. Building permits involving grading and/or review by the <br /> City's engineer require submittal of an escrow and an escrow agreement. The required <br /> escrow amount for this project would be $600.00. An escrow agreement will be drafted <br /> once a survey is received. The property owner must sign the escrow agreement and submit <br /> a check for$600.00. <br /> Additionally, this property is located in the RR-1 B zoning district which requires a side setback of <br /> 30-feet for principal structures. From your submitted sketch it does not appear the existing house <br /> or the proposed addition meet the side setback. If this is the case, staff cannot issue a building <br /> permit without variance approval from the Planning Commission and City Council. Therefore prior <br /> to investing in a new survey of the property (as indicated above) please verify the property line and ' <br /> the setbacks. <br /> The above information is required in order for the plan review to continue.
