MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,October 19, 2015 <br /> 6:30 o'clock p.m. <br /> Gaffron indicated that is correct. <br /> Lemke pointed out the house on the left appears to be closer to the lake. <br /> Schoenzeit asked if these homes are afforded an average lakeshore setback. <br /> Gaffron stated the applicants' house and the house on either side would be considered lakeshore lots. The <br /> homes further east are not lakeshore lots. Gaffron stated the lot to the immediate east would have an <br /> average lakeshore setback argument where the one further east would not. <br /> Schoenzeit asked if the distance from the bay window to the 6-foot line is 13 feet based on the survey. <br /> Gaffron stated the 6-foot line is an old lot line and that one lot is 44 feet wide and one lot is 56 feet wide. <br /> Schoenzeit stated given the issues with the average lakeshore setback for the neighbor, in his view a <br /> single double-deep garage attacl�ed to the house is far more appropriate than locating the detached garage <br /> there. Schoenzeit stated it is his understanding the applicant was not the owner when the old garage was <br /> there and that it was just a slab when he purchased it. <br /> Gaffron indicated that is correct and that the applicant purchased the property last spring. <br /> Lemke asked when the garage was removed. <br /> Gaffron indicated that was done in 2011. <br /> Schoenzeit stated in his view there is the opportunity to construct a single double-deep garage that is <br /> pretty such the same start and finish of the neighbor's house which would not block the view out the <br /> back. Schoenzeit stated if that neighbor has a lakeshore setback, the Planning Commission is obligated to <br /> protect that view. <br /> The Planning Commission viewed some photographs of the property. <br /> Gaffron asked if Commissioner Schoenzeit is suggesting that the applicants remove the bump-out. <br /> Page 14 of 44 <br />
