MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday, September 21, 2015 <br /> 6:30 o'clock p.m. <br /> less of an impact from a total perspective if the trucks are going down 300 feet of access rather than <br /> creating 1,800 feet of access. <br /> Lemke stated he is interested in knowing about the impact on the residents. <br /> Steadman stated if you look at some of the other neighborhoods in Orono that have been developed, such <br /> as Graham Hills, which has 2-acre lots with 15 or 17 homes on a cul-de-sac, that was managed very well. <br /> Steadman noted there will only be three lots under construction. Steadman stated as it relates to the <br /> timing,nobody can say when the lots will sell and that it is possible they could sell very quickly and <br /> construction could be done within a year. Once the homes are under construction,the building sites will <br /> be 500 to 600 feet away from the neighborhood. <br /> Leskinen stated in other words it does not sound like there will be gravel trucks going back and forth <br /> every half hour or hour. <br /> Schoenzeit stated there will likely be hundreds of truck trips but that they would be spread out over the <br /> course of the project. Schoenzeit stated the other problem is whether the temporary road could be built to <br /> handle the necessary weight loads. Schoenzeit stated it is not clear what the cost of that project would be <br /> but that it likely will be substantial. Schoenzeit stated in his view an alternative road is not doable for <br /> construction traffic. <br /> Berg commented this project will also involve trucks delivering material. Berg asked if the developer <br /> could schedule the deliveries so they are at a certain time of the day. Berg stated having a set schedule <br /> for deliveries would be beneficial. <br /> Steadman stated they can do their best to put a schedule together but that it will likely not be definite <br /> since they have to deal with other people's schedules as well. <br /> Schoenzeit asked Mr. Steadman if he will be the builder of the homes. <br /> Steadman indicated he will not be. <br /> Landgraver stated since there are concerns with the children and school buses and delivery vehicles, it <br /> seems reasonable to limit the vehicles delivering large loads to times when the children are in school. <br /> Steadman stated they are proposing 8:30 to 4:30 and that they are open to warking on that. <br /> Landgraver stated that would be another thing to do to be responsive to the neighbors. <br /> Lemke asked whether he would be willing to avoid working during the holidays and on weekends. <br /> Steadman stated he would propose the same time on the weekends. <br /> Greg Coward asked whether that would include Sundays. <br /> Leskinen requested the conversation be confined to the Planning Commissioner. Leskinen asked if <br /> Heritage Lane is a 4-ton road. <br /> Page 7 of 46 <br />
