The property owner proposes to build a modest home (in context of others in <br /> the neighborhood) in the character of the size of the property. The owner <br /> proposes to build a home the canforms with hardcover,structural coverage, <br /> building height and all other zoning requirements,except those requested in <br /> this variance. <br /> 2. This properry currently has a home upon it that is cioser to the iake, <br /> encroaching 8'further into the adjacent lakeside setback than the proposed <br /> home. The location of the proposed home conforms,except 7.5"of the porch <br /> on the left hand side of the property. The requirement of the lakeside <br /> setback is determined by the location of the existing neighboring homes. To <br /> the left,a iarge fireplace exists that was built wlthout permit or permission of <br /> the city. While it created a visual impediment from the subject property,the <br /> warding of the code dass nofi recagnize the shvcture as a defining point of <br /> the lakeside setback <br /> 3. The va�iance,if granted,will not alter the essential character of the <br /> neighbochood. Our proposed home location,while ahead of the adjacent <br /> lakeside setback,is further away from the iake than the currently existing <br /> home by 8'. The subject home is alder than the tlanking homes and should be <br /> considered an anchor of the neighborhood's character,more so than the <br /> 8anking homes. <br /> 4. Economic considerations are not being proposed as a reason for the granting <br /> of this vareance. <br /> 5. Pulling the home further between the flanldng homes will limit,to some <br /> degree, access to direct sunlight However, sightlines to the Iake are of <br /> primary concern in our request <br /> 6-8. Do not generally apply to this reqvest <br /> 9.The conditions do not generally apply to other Iand or properties af structures <br /> in the district The home to the right has views that are intentionaliy focused <br /> further to the right The requested location of our proposed home wiil n�t <br /> affect their view of the lake. The home to the lef�incorporates a very large <br /> fireplace structure that will impede our home's view of the lake if restricted <br /> to the ordinances'required lakeside setback. <br /> 10. The granting of this variance is necessary to preserve the property awner's <br /> views of the lake. The lakeside garden walls and fireplace will prevent direct <br /> views and were buitt contrary to zoning ordinances.
