This proposed use may generate additional <br /> impacts over these 'normal' impacts with dog barking, and smells sometimes associated with <br /> animals and animal baarding. The applicants are weil aware of the noise concerns,and has taken <br /> multiple steps to add�ess these through building design and operations. Building improvements <br /> include rubber ftooring, full glass doors, acaustic sound bafffes ceiling tiles, and replacement <br /> windows. The applicant should describe the sound mitigation strategies so the Pla�ning <br /> Commission understands the proposal. <br /> K-9 grass is proposed as the surface of the outdoor play areas, and is designed to virtually <br /> eliminate all pet smells and offers an easy to maintain, permeable surFace for the dogs. It has <br /> advantages over grass as it is uniform, doesr�'t require mowing, and doesn't die. Waste will be <br /> picked up and disposed of in the garbage. Uquid waste will filter through to the ground. The <br /> trash enclasure, praposed at the north corner of the building, may need to be relocated to <br /> accommodate clearertraffic movement. The trash enclosure will be screened with white privacy <br /> fence. The Plannfng Commission should dlscuss �f this is approp�iate screening material. Trash <br /> enclosures are often constructed of material similarto the principal structure,and employ a metat <br /> framed gate for sturdiness. <br /> Public Comments <br /> To date, no comments have been received for or against the proposal. <br /> Issues for Consideration <br /> 1. Does the Pianning Commission find the proposed use addresses the standards for <br /> Conditional Use Permit and Si#e Plan approval, and thu5 are appropriate uses on the <br /> property? <br /> 2. Does the Commission find it necessary to impose conditions in order to mitigate the <br /> impacts created by the granting of the requested conditional use permit? <br /> 3. Are there any other issues or concerns with this application? <br />
