� MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,June 15,2015 <br /> 6:30 o'clock p.m. <br /> Schoenzeit stated in his view parking may be an issue and that in his view the developer should have two <br /> plus parking spaces for each residence. <br /> Landgraver asked what the density is on the Dumas property. <br /> Gaffron indicated it is also guided seven to ten units per acre. <br /> Landgraver stated in order to achieve the guided density,they would need to put multi-family density in <br /> there with perhaps some single-family homes. Landgraver stated at first view it appears to be a lot of <br /> stacked housing. <br /> Gaffron asked if the developer anticipates bringing in a significant amount of fill. <br /> Gonyea indicated there are some water tables they have to deal with and that they will likely need some <br /> fill. Gonyea stated lookouts or walkouts are the preferred product and that slab on grade homes are not <br /> very popular. <br /> Gaffron stated that grading for this development might be similar to the Willow View development. <br /> Gaffron asked if the Planning Commission would prefer the wetlands be placed in an outlot. Gaffron <br /> noted the wetlands in this development are included as part of individual lots. In that case, it would be <br /> difficult to construct a trail around the wetlands. <br /> Thiesse asked if the vehicular traffic from the Dumas property would come through this development. <br /> Gaffron indicated there would be at least one direct access point onto Wayzata Boulevard from the <br /> Dumas property. <br /> McGrann stated he would agree with the comments that this appears to be a lot of housing for the <br /> property. <br /> Lemke commented he would rather see mixed use on this property and that this development is not <br /> typically what you see in Orono. <br /> Page 77 of 79 <br />
