We offer the following observations,comments, and recommendations for your <br /> consideration: <br /> 1.0 GENERAL: <br /> 1.1 Proposed well locations should be shown on the Final Plans. Wells must be setback 50 feet <br /> mirumum fxom septic systems. <br /> 1.2 Project notes indicate a monument is proposed and an easetnent will be obtained. The plans <br /> should be revised to indicate nnoaument and easement locations. A separate applicaiion must be <br /> submitted to City for monument approval. <br /> 1.3 Final Plans should include a RernovalsJDemolition Plan. At a minimum,the pla�a should address <br /> removal of the following e�sting items: <br /> a. Buildings <br /> b. I]riveways <br /> c. Septic systems <br /> d. Wells(if wel�s are not to be presexved and reused, wells should be capped and sealed per <br /> State requirements} <br /> 1.4 Development covenants should be submitted for review. <br /> 1.5 A Preliminary I,aadscape Plan should be submitted for review. The plan should includa ttie <br /> following items: <br /> a. Seeding/sod areas(including wetland buffers) <br /> b. Road trees{1 txee per 4fl' road frontage) <br /> c. Trees to be preserved/removed <br /> d. Invasive species management areas <br /> 1.6 Outlot A should be re-vegetated with a native prairie seed mix. <br /> 1.7 The applicant will be required to obtain Minnehaha Creek Watershed D�istrict(MCWD)approval <br /> and permitting for their Erosion Control,Wetland Protection, and Waterbody Cmssings and <br /> Structures Rules. A copy of any approvals or permits required should be submitted prior to Final <br /> Plat approval. Siuce the development is proposing less than 20°�impervious surface,no <br /> stormwater tnanagement germitting firom MCWD shauld be required. <br /> 1.8 The applicant will be required to obtain a Geneaal Construction Permit(NPDPS)to discharge <br /> stormwater associated with construction activity since more than 1 acre will be disturbed. A copy <br /> of the permit should be submitted prior to any land disturbing activity. <br />
