4. Conserva�ion Design Master Plan <br /> a. As mentioned in section 3(d),based on the topography, stormwater runoff flows from the west <br /> central portion of the property to the north, east, and south property edges into the three <br /> wetlands. Based on aerial photos reviewed,no land use changes to agricultural wete visible, <br /> maldng it unlikely any tiling systems are in place. <br /> b. The existing drainage patterns have primarily been maintained. Surface water runoff will <br /> contanue to flow from the west central portion of the property to the north, east, and south <br /> wetlands. Contours within the northern proposed parcel No. 1 will likely be manipulated to <br /> accommodate a future proposed residence,but will not significantly re-direct su.rface water or <br /> affect the wetland or its fiznctions. <br /> c. Tnvasive species were evaluated on May 20, 2015, and include common buckthorn,rced <br /> canary grass, ground ivy and garlic m�astard. Grouped locations can be found on tbe attached <br /> map. Buckthorn seedlings, saplings and trees run intermittently around the perimeter of the <br /> parcel and is the primary understory vegetation in the southem white pine tree stand. Dense areas <br /> of reed canary grass are present in both of the wetlands. Ground ivy is loosely scattered <br /> throughout the entirety of the parcel. Garlic mustard is also widespread, however the densest <br /> patch is the dominant vegetation in approximately 50% of the proposed northern parcel within <br /> the subject property. Attached is a vegetation management plan for the invasive species present <br /> onsite. <br /> d. Tkie trees existing on the subject parcel appear to range from poor to good health. There are, <br /> however, some trees that have died or are dying but do not appear to be diseased, Dead trees will <br /> be removed from parcel No. 1 if they are within the proposed grading area. <br /> Although only preliminary 1ot deveiopment plans are drafted,the primary building pad on parcel <br /> '_Vo. l will be located within the upland area that is cunently daminated by Rced Canary Grass <br /> and Garfic mustard. Herbicide andJor mechanical removal will be used during construction to <br /> reduce the population of these invasive species. Additionally,the landowner/buyer will be <br /> encouraged to continue long-term vegetative management activities of these species. <br /> e. 'Tk�ree areas within the project boundary meet the criteria for significant tree stands. These <br /> include woodlands located in the west central portion and east property line of the properiy. On <br /> average the significant trees in both areas are approximately 10 inches in diarneter, but sizes vary <br /> from 5-38 inches in diameter. These areas are both dominated by White Pine and Silver Maple. <br /> Please see Paragraphs 4d which address the Tree Protection Plan. <br /> f. Neither o£the three wetlands delineated onsite will be impacted during construction and <br /> develapment activities. Additionally, a 20 foot wetland buffer will be placed around each <br /> wetland{as illustrated on the attached preliminary plat). Around each wetland buffer will be an <br /> additional 15 foot building or structure setback. These will raaintain the wetlands' quality and <br /> functionality, specifically providing additional surface water treatment. <br />
