MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,August 17,2015 <br /> 6:30 o'clock p.m. <br /> Gronberg stated they wanted a wider driveway but that they could also put some jogs in the driveway to <br /> cut it back to 50 feet. <br /> Gaffron stated if there is an issue with the amount of acreage within each lot,that might be a good idea, <br /> but that the lots do have enough acreage currently. <br /> Gronberg stated a jogged road might be more visually appealing. Gronberg stated Jon Norris would also <br /> like to construct a house on one of the lots and that he would like to narrow the road down toward the <br /> house and that he is not in favor of a 20-foot width the entire length. <br /> Gaffron stated if the house is larger than 4,500 square feet, a fire suppression sprinkler system would be <br /> required. Gaffron stated if the road is less than 20 feet, a fire suppression system is something the fire <br /> chief would recommend be required. <br /> Gronberg stated there is a field road in the narrow area of the wetland and that they will attempt to limit <br /> the impacts to the wetland. <br /> Gaffron stated as part of the final plat process, more detail will be required to be provided. Gaffron asked <br /> what the situation is for the outlot for the neighboring property. <br /> Gronberg stated their septic setback is 50 feet from the wetland. Gronberg indicated they did look at that <br /> and it would give an extra 30 feet, with no setback to the property line. As a result,they would be gaining <br /> almost 40 feet, which is usually what is required for the width of a septic. <br /> Gaffron stated from a Staff perspective,they have not analyzed whether that would be useful to them. <br /> Gaffron asked if they have done any analysis on that. <br /> Gronberg stated contour-wise it appears it will work but no one has analyzed that. <br /> Gaffron stated someone should analyze that to see if it turns out that that outlot should move further south <br /> or incorporate additional land. <br /> Norris indicated they would be open to that. <br /> Gaffron stated the City has looked at that issue every time someone has proposed something for this site <br /> and that the City would appreciate the applicants taking a look at that. <br /> Chair Leskinen opened the public hearing at 8:06 p.m. <br /> There were no public comments regarding this application. <br /> Chair Leskinen closed the public hearing at 8:06 p.m. <br /> Lemke commented the lots appear strange but it makes sense. <br /> Landgraver stated it does not sound like the applicant is prepared to go through the discussion items at <br /> this time but that in his view this is a vast improvement over what was previously proposed. Landgraver <br /> stated being a good neighbor to the small lot is always a good move and that they will need to figure a <br /> Page 16 of 43 <br />
