MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,June 15,2015 <br /> 6:30 dclock p.m. <br /> Schoenzeit moved,Thiesse seconded,to recommend approval of Application No. 15-3745,Matt <br /> Johnson, 1432 Shoreline Drive,granting of variances,subject to Staff recommendations. VOTE: <br /> Ayes 6,Nays 0. <br /> 9. #15-3746 JAMES HILLIER AND JULI ANDERSON, 1224 BRIAR STREET, <br /> VARIANCES,9:33 P.M.—9:36 P.M. <br /> James Hillier, Applicant,was present. <br /> Curtis stated the applicant is proposing to construct a new residence on the property and is requesting rear <br /> and side setback variances to allow the structure to be situated 31.5 feet from the rear lot line where a 50- <br /> foot setback is required. The survey reflects the legal building envelope on the property and is <br /> approximately 15' x 40' without any setback variances. <br /> Curtis noted the property is substandard in lot area and lot width. The proposed hardcover and structural <br /> coverages will meet the requirements of the zoning code. <br /> Staff recommends approval of the requested lot area, lot width, side setback and rear setback variances in <br /> order to redevelop the subject property. <br /> Hillier indicated he has nothing to add to Staff's report. <br /> Chair Leskinen opened the public hearing at 9:35 p.m. <br /> There were no public comments regarding this application. <br /> Chair Leskinen closed the public hearing at 9:35 p.m. <br /> Leskinen stated the applicant is very limited in what he can construct on this property without variances <br /> and that what is being proposed is reasonable. <br /> Landgraver moved, Schoenzeit seconded,to recommend approval of Application No. 15-3746, <br /> James Hillier and Juli Anderson, 1224 Briar Street,granting of lot area,lot width, rear and side <br /> setback variances. VOTE: Ayes 6,Nays 0. <br /> (Recess taken from 9:37 p.m.—9:43 p.m.) <br /> (John Thiesse recuzed himself from the following application.) <br /> 10. #15-3748 SHARRATT DESIGN COMPANY,LLC,ON BEHALF OF JOHN AND <br /> SHERRI THIESSE,385 BAYSIDE ROAD,VARIANCES,9:43 P.M.—9:58 P.M. <br /> Mike Sharratt,Applicant,was present. <br /> Barnhart stated the applicant is requesting variances in order to allow redevelopment of the property. The <br /> applicant is proposing to demolish the existing one-story structure with a detached garage and <br /> constructing a new two-story structure with attached garage.
