, 15-3726 <br /> 14 April 2015 <br /> Page 3 of 3 <br /> Analysis <br /> The properties exist within three zoning districts with 2 acres as the minimum acreage required. <br /> Currently each property conforms to/exceeds minimum lot area and width requirements for all of <br /> the applicable zoning districts. Following the lot line rearrangement, the properties will continue to <br /> be conforming with regard to width and area. <br /> There are no improvements or public easements within the portions of the properties to be <br /> transferred. <br /> Combination of Parcels <br /> New deeds must be created for both properties reflecting the new legal descriptions. Because this <br /> is a lot line rearrangement which results in no additional buildable lots, park fees and stormwater <br /> trunk fees will not be required. <br /> Staff Recommendation <br /> The applicant has provided new proposed legal descriptions for each property. Staff recommends <br /> approval of the lot line rearrangement as proposed, subject to the following conditions: <br /> 1. The east 4.61 acre portion of the 4355 Bayside property to be transferred to the Sylvesters <br /> shall be combined with the Sylvester property at 4245 Bayside and not remain as a <br /> standalone lot as a result of this approval; likewise the northern 7.06 acre portion of the <br /> 4355 Bayside property to be transferred to the 4375 Bayside property shall be combined <br /> with the 4375 Bayside property at the time of recording; and <br /> 2. The applicant will be required to record new deeds based on the new legal descriptions. <br /> The Planning Commission should hold the public hearing regarding the lot line rearrangement and <br /> make a recommendation to the City Council. <br />
