Carlson (hereinafter "the applicant") on <br /> October 23, 1992 filed a formal subdivision application with the City <br /> for approval of the creation of a private easement for the purpose of <br /> sharing the use of an on-site septic system and a subdivision of a Iot <br /> line rearrangement of properties Iegally described as Lots 14, 15, 16, <br /> 17, 18 and RESERVE, "Pleasant View at Lake Minnetonka, " Hennepin <br /> County, Minnesota, (hereinafter "the property") and; <br /> WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br /> and Planning Codes, the Orono P].anning Commission held a public <br /> hearing on November 16, 1992 at which times all persons desiring to be <br /> • heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> WHEREAS, at their regular meeting held on December 14, 1992 <br /> the Orono City Council considered the subdivision application of David <br /> R. Carlson, (hereinafter "the subdivider") , noting the following <br /> findings of fact: <br /> 1. The property is Iocated within the RS, Seasonal Recreational <br /> � Zoning District requiring a minimum of 5 acres of contiguous <br /> dry buildable land within each newly created lot. <br /> 2. The purpose of this subdivision is to rearrange Iot lines in <br /> order to improve building envelopes for new constr.uction and <br /> for existing structures and improvements. The subdivision <br /> does not create a new buildable I.ot. <br /> 3. Per Section 10.31, Subd. C (1 ) , lot line rearrangements <br /> between the abutting RS properties will not create an <br /> additional buil.ding site. <br /> 4. The proposed lot I.ine rearrangement has been found to <br /> satisfy the required standards set forth in Section 10.31, <br /> Subd. 7 and does not reduce Iot width to Iess than 50' in <br /> width. <br /> • Page 1 of 4 � <br />
