MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, September 21, 2015 <br />6:30 o’clock p.m. <br />_____________________________________________________________________________________ <br /> <br />Page 6 of 10 <br /> <br />as originally proposed and that this development is probably well thought out in terms of spreading the <br />density out over the residential area to the commercial area, which is much more dense. <br /> <br />Wasmoen stated it would be a good buffer. Wasmoen stated if you do a visual, you will barely be able to <br />see the six homes from Kelly and that they will be planting additional trees in that area. Wasmoen stated <br />they will not touch that whole piece and it will be masked from Kelly. Wasmoen stated visually it will <br />not be an impact off of Kelly except for where the drive will go. <br /> <br />Lemke stated from a density standpoint the plan makes sense and that there is a buffer all around the site. <br />Lemke stated the City needs some higher density areas. <br /> <br />Wasmoen stated there are some architecturally designed homes contained in the Commission’s packet <br />and that they are looking at homes with good curb appeal and attempting to create a walkable street. <br />Berg asked if he is thinking two-story homes. <br /> <br />Wasmoen indicated they would be two stories or a mixture of one to two stories. <br /> <br />Berg stated a story and a half may be more appropriate towards Kelly and then two stories on the <br />Shadywood piece. Berg stated if they are trying to preserve the green area, a two or three-story house <br />would not be something that she would recommend. <br /> <br />Schoenzeit asked if the density they are showing matches the Comprehensive Plan. <br /> <br />Berg stated she does not agree with the Comprehensive Plan and that it is not well thought out. Berg <br />stated the density on the Shadywood side is not a problem but that the density should be limited on the <br />Kelly Avenue side. <br /> <br />Schoenzeit noted the density outside of the gate is higher than what is being proposed here with the four <br />townhome units. <br /> <br />Thiesse stated the plan seems to be pretty good but that there are some issues with access onto Kelly. <br />Thiesse stated in his view they will not be able to build without the connection to Kelly.
