A resolution incorporating appropriate findings and conditions of preliminary plat <br />approval is attached for Council consideration and adoption. <br />It should be noted that the driveway on Lot 1 as it traverses the edge of the wetland will involve <br />approximately 930 s.f. feet of wetland filling in order for the driveway to meet the 12’ minimum <br />width requirement. This is below the 1,000 s.f. “deminimus” standard, therefore as designed <br />does not require mitigation under WCA rules. The resolution has been drafted to note that this <br />still requires City approval for removing the filled portion of wetland from the Wetland Overlay <br />District, with equal area wetland replacement on site, which would be feasible on the property <br />but should be further reviewed prior to final plat approval. <br /> <br />COUNCIL ACTION REQUESTED <br />Motion to amend or adopt the attached Resolution Granting Preliminary Plat Approval for <br />Subdivision of the Property Located at 460 Orchard Park Road - File #15-3770. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
