The Orono Planning Commission reviewed this application on October 18, 1993, <br /> and recommended approval of the proposed variance application as amended <br /> based upon the following findings: <br /> A. The proposed improvements to the property result in a reduction� of <br /> hardcover in the 0-75' zone froin 23.3% to 19.7%, although no <br /> improvements are proposed in that zone. Further hardcover in the 75- <br /> � 250' zone will be reduced from the current level of 72% down to 58.2%, <br /> a reduction of approximately 1,128 s.f. hardcover. <br /> B. Based on the existing drainage patterns of the property, runoff produced <br /> from the structures placed within the 75-250' setback area will not drain <br /> � directly to the lake but will drain to the street which drains directly to the <br /> lake, hence the proposed hardcover reductions in the 75-250' zone are <br /> • desirable. � <br /> . C. No major land alterations are proposed as a result of the structural <br /> improvements. <br /> D. The increase in lot coverage by structures is not incongruous with the <br /> basic development pattem of the immediate neighborhood. . <br /> 4. The current variance request is a revision of Application#1750/Resolution#3183 <br /> which included the family room addition and relocation/construction of a new <br /> detached garage. The garage is no longer a part of the proposal. <br /> 5. The City Council finds that the conditions existing on this property are peculiar � <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variance would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial property <br /> right of the applicants; and would be in keeping with the spirit and intent of the <br /> Zoni.ng Code and Comprehensive Plan of the City. <br /> • Page 2 of 6 <br /> r«msoos w�a� <br />
