Total area of the property equals 33 acres with 24 acres of dry buildable <br /> land. Based on 2-acre dry contiguous minimum area for a residential unit <br /> with the zoning district, the property at 24 acres of dry buildable well <br /> exceeds the area requirement for four residential units (principal structure, <br /> guest house and two caretaker units). <br /> b. In an earlier variance review involving the property, the issue of oversized <br /> accessory structures was addressed and appropriate covenants were filed <br /> against the Chain of Title of the property for the three non-habitable <br /> , oversized accessory structures (1,414 s.f. detached garage, 2,604 s.f. <br /> � greenhouse, 1,081 s.f. detached garage). <br /> • c. The current accessory structure ordinance does not provide standards for <br /> an estate use. The use is unique and requires special consideration. <br /> d. The caretaker house will be installed on a former 2.7 acre parcel that <br /> could be divided from homestead property meeting all current zoning <br /> standards. - <br /> e. The new residence meets the required 100' structural setback from <br /> Tanager Lake, a recreational development lake. The existing structure is <br /> located 50' from the shoreline. <br /> f. Hardcover within the 75-250' setback area exists at 6,090 s.f. or 2.72% ' <br /> and is proposed at 5,649 s.f. or 2.52%. <br /> g. The removal of the existing caretaker house and the construction of the <br /> new at 1,088 s.f. results in a total reduction of accessory structure area <br /> of 349.8 s.f. or 5.8%. ' �" <br /> 4. The Council fmds that the conditions existing on this property are peculiar to it <br /> and do not apply generally to other property in this zoning district ; that granting <br /> the variance would not adversely affect traffic conditions, light, air nor pose a <br /> • � Page 2 of 5 . <br /> r«�soos a�ao� <br />
