The proposed improvements do not involve bedroom additions resulting <br /> in potential impact on existing septic system. <br /> B. � The addition will be placed over an existing driveway bed that would not <br /> � be suitable for future septic expansion. . <br /> C. Septic drainfield and tanks are located to the immediate west side of <br /> residence. <br /> D. The house is located 24.4' from east lot line. <br /> E. The house is already located within a substandard street setback at 35.5'. <br /> • F. At the rear of the property, the topography slopes to the wetland. <br /> G. The walkout design to the rear of the residence makes it difficult for a <br /> family room expansion and an upward expansion is impractical based on <br /> the interior layout of residence and the overall architectual design of <br /> structure. � � <br /> 4. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> � granting the variance would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial property <br /> right of the applicant; and would be in keeping with the spirit and intent of the <br /> Zoning Code and Comprehensive Plan of the City. <br /> 5.
