Drainage and utility easements shall be 10' wide along the perimeter of the <br /> boundaries of the property and the perimeter of the road outlot except for east <br /> boundary of the property where drainage and utility easements shall be shown at <br /> 25'-35' widths and along the shared lot lines of 3 and 4. 5' drainage and utility <br /> easements can be shown on either side of the shared interior lot lines. <br /> 3. Applicant's surveyor/engineer to amend final grading and drainage plans per City <br /> Engineer's and MCWD's review comments as follows: <br /> - � <br /> A. Pond on Lot 8 to be shown at a high water level of 1024 with an outlet <br /> ditch maintaining normal water level at 1023.5 to protect septic system on <br /> Lot 7. <br /> B. Ditches along cul-de-sac and Watertown Road must be set at 2 1/2' below <br /> • proposed center line of street grade. <br /> , <br /> C. Grading and drainage plan should show how erosion will be prevented at <br /> ' the downstream end of the pond outlet. <br /> D. Incorporation and design of emergency overflow for northeast pond. <br /> E. First habitable floor elevation for house on Lot 4 shall be 2' above the <br /> emergency overflow elevation of the northeast pond. Applicant's final <br /> grading plan should show minimum first floor elevation for all <br /> undeveloped seven lots. <br /> F. Drainage easements shall be designated on the final plat and applicant <br /> shall grant drainage easements over the ponding areas (see sample , <br /> attached). <br /> 4. Applicant shall grant road and utility easements over Outlot'A (sample enclosed). <br /> Developer shall create private covenants to deal with the shared ownership, <br /> ��� upkeep and maintenance of said private road within Outlot A and drainage <br /> , facilities.
