All 21 lots have been found to have adequate and suitable soils for on-site septic <br /> treatment facilities. <br /> 6. Private roads shall serve 11 lots within the second phase division of the Dickey <br /> property and 8 lots within the Coffin property. Both curb cuts for the private <br /> roads have been approved by the City Engineer finding there is adequate siting <br /> distance for egress and ingress at a 40 mph road. No additional curb cuts will <br /> be allowed from these properties. <br /> 7. The City has approved a back lot configuration for Lots 16 and 17 of the Coffin <br /> property allowing the continued use of a private driveway to serve two properties. <br /> 8. The City has approved the platting of the back lots within the 10 lot division of <br /> • the Coffin property second phase based on the following findings: <br /> A. Lots will meet 150% of the area and setback standards required for back <br /> lots. <br /> B. Alternative of providing access via an extended road corridor or loop road <br /> would have the following impacts: <br /> (1) The loss of mature trees providing screening for existing <br /> development to north. This will also allow existing natural <br /> amenities to remain for future residential development of the <br /> surrounding area. <br /> (2) A road extension or loop road through the area of Outlot C would <br /> require major filling of a designated wetland area located within <br /> Lot 16. <br /> � <br /> (3) An extension or loop road would impact existing residences on <br /> � Watertown Road with additional noise and headlights from private <br /> road use. <br /> • Page 2 of 7 <br /> Fam5U05 DiskOrono <br />
