CITY OF ORONO RESOLUTION OF THE CITY COUNCIL yFy l No.7686 A RESOLUTION APPROVING THE PLAT OF HIDDEN FOX HILL FILE NO. LA26-000012 WHEREAS, the City of Orono (hereinafter the "City") is a municipal corporation organized and existing under the laws of the State of Minnesota; and WHEREAS, the City Council of the City of Orono (hereinafter "City Council") has adopted subdivision and land development regulations for the orderly, economic, and safe development of land within the City; and WHEREAS, Price Homes, is the Owner of the property addressed 2420 Fox Street and legally described as Lot 12, Auditor's Subdivision No. 229, Hennepin County, Minnesota (the "Property"); WHEREAS on October 22, 2025, the Developer applied for Preliminary Plat approval to subdivide the Property into two (2) buildable lots. WHEREAS, at its regular meeting on February 9, 2026, the Orono City Council approved the Preliminary Plat (LA25-000050) per the findings and conditions of Resolution 7662, approved by a 5 to 0 vote; and WHEREAS, on March 16, 2026, the Owner applied for final plat approval. The final plat application was deemed to be substantially complete on June 1, 2026, and WHEREAS, the Owner has agreed to comply with all conditions of Resolution 7662 and has completed or has agreed to complete all other requirements of the platting regulations of the City. NOW, THEREFORE, BE IT RESOLVED, based upon the findings of Resolution 7662, the Orono City Council does hereby approve the plat of HIDDEN FOX HILL, Hennepin County, Minnesota (a copy of which is attached as Exhibit A), subject to the following conditions: 1) Development within HIDDEN FOX HILL is subject to the Conclusions, Orders, and Conditions enumerated within Preliminary Plat Resolution 7662 dated February 9, 2026. 2) Dedication on the plat of the perimeter Drainage and Utility Easements as required in Resolution 7662.
