CITY OF ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />yFy l No.7686 <br />A RESOLUTION <br />APPROVING THE PLAT OF <br />HIDDEN FOX HILL <br />FILE NO. LA26-000012 <br />WHEREAS, the City of Orono (hereinafter the "City") is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono (hereinafter "City Council") has <br />adopted subdivision and land development regulations for the orderly, economic, and safe <br />development of land within the City; and <br />WHEREAS, Price Homes, is the Owner of the property addressed 2420 Fox Street <br />and legally described as Lot 12, Auditor's Subdivision No. 229, Hennepin County, Minnesota (the <br />"Property"); <br />WHEREAS on October 22, 2025, the Developer applied for Preliminary Plat <br />approval to subdivide the Property into two (2) buildable lots. <br />WHEREAS, at its regular meeting on February 9, 2026, the Orono City Council <br />approved the Preliminary Plat (LA25-000050) per the findings and conditions of Resolution <br />7662, approved by a 5 to 0 vote; and <br />WHEREAS, on March 16, 2026, the Owner applied for final plat approval. The <br />final plat application was deemed to be substantially complete on June 1, 2026, and <br />WHEREAS, the Owner has agreed to comply with all conditions of Resolution <br />7662 and has completed or has agreed to complete all other requirements of the platting <br />regulations of the City. <br />NOW, THEREFORE, BE IT RESOLVED, based upon the findings of Resolution <br />7662, the Orono City Council does hereby approve the plat of HIDDEN FOX HILL, Hennepin <br />County, Minnesota (a copy of which is attached as Exhibit A), subject to the following <br />conditions: <br />1) Development within HIDDEN FOX HILL is subject to the Conclusions, Orders, and <br />Conditions enumerated within Preliminary Plat Resolution 7662 dated February 9, 2026. <br />2) Dedication on the plat of the perimeter Drainage and Utility Easements as required in <br />Resolution 7662. <br />
