10: hick Benson, City Administrator <br />FROM: lank Nil i icll, :Zon ing Administrator <br />DAIT : December 15, 10 7O <br />Stl& L'CT: Thomas Frahm - 2520 Casco Point Road <br />Variance - Addition on Non -Conforming Lot and House ;ovation <br />Mr. Frahm is requesting approval for a two-story addition onto the southwest side <br />of the house. The addition would conform to the existing dwelling (also two story). <br />The proposed addition would meet the side yard setback requirement of this district <br />as it would be 16.8 feet from the side lot line. <br />The existing house and proposed addition meet the shoreline setback requirement of <br />75' as shown on the enclosed survey. Lakeshore setback is 89.81. <br />The lot area is 22,187 sq. ft. snd meets the 1/2 acre lot area requirement. The <br />lot is 62.5 feet wide - 100 ft. is required so a variance of 3'.5 ft. is necessary. <br />The location of the existing house is S' from the northeast side lot line and <br />lacks S' from required 101. The proposed addition, however, is on the opposite <br />side so the proposed addition has no effect on the required setbacks. <br />I would recommend waiving the customary work session review so we can expedite <br />the proposal.
