similar parcel which is reduced to worthlessness through strict <br />enforcement of the area and width requirements of this zoning <br />district. <br />I also believe that similar variances have been granted in <br />recognition of neighborhood conditions in this section of the <br />City of Orono. In light of this, and given the fact that Lot 18 <br />is, aside from the area and width provisions of the zoning code, <br />perfectly buildable in conformity with conditions prevailing in <br />the neighborhood, I believe that the zoning code is unduly harsh <br />in forbidding any reasonable use of Lot 18. <br />.12. Describe effect of proposed work on neighboring properties <br />and on the neighborhood in general: <br />The proposed construction of a single family home on Lot 18 <br />should have no adverse consequences for the neighborhood or <br />neighboring properties. The lot is served by municipal sewer and <br />water connections. No drainage problems, to my knowledge, exist <br />on the parcel. The use of the property will be in exact <br />conformity with the use of adjacent and neighborhood properties. <br />No material increase in traffic, pollution, or noise can be <br />anticipated from the proposed construction, nor will the proposed <br />home aesthetically differ from those in the neighborhood. In <br />sum, to the extent the spirit and intent of the zoning ordinances <br />are to preserve and protect the residential character of this <br />district, the proposed variances promote rather than threaten that <br />result. <br />
