"i 9. I FILE #2254 <br />WHEREAS, Curtis Palmer and Barbara Palmer (hereinafter "the applicants") are <br />owners of the property located at 2710 Casco Point Road within the City of Orono (hereinafter <br />"City") and legally described as follows: <br />Lots 12 and 13 , Block 3, Casco Heights, Hennepin County, Minnesota (hereinafter "the <br />property"); and <br />WHEREAS, the applicants have applied to the City for a variance from <br />Municipal Zoning Code Section 10.03, Subdivision 6 (A & B) and Section 10.25, Subdivision <br />9 (D) to allow bulk to be added to a non-conforming accessory structure located in a required <br />front yard. Variances for adding bulk (16'x5'9") to a non-conforming accessory structure <br />located in a required front yard and in front of a principal residence is required. <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br />Minnesota: <br />FINDINGS <br />1. This application was reviewed as Zoning File #2254. <br />2 . The property is located in the LR-lC, where the minimum lot area requirement <br />is 1/2 acre. <br />3. · The Orono Planriing Commission reviewed this application on July 21, 1997, ai1d <br />recommended approval (5-1) of the proposed variances based upon the following <br />findings and hardships: <br />Page 1 of 4
