The property is located �vithin the ItR-lA, Single Famil_y Rura1 Residential <br /> Zoning District requiring a minunum af 5 acres of dry Iands, 2 acres of which <br /> must be contiguous within each newly created lot. <br /> 2. The properry contains a tota.l of approximately I9.34 acres of which 3.61 a.cres <br /> is wetland. Each proposed lot exceeds the 5 acre mir.inum let area requi�ement: <br /> Lot 1 � <br /> Total area = 13.18 acres, 10.63 dry contiguous acres <br /> . Lot 2 <br /> Total area = 6.16 acres, 5.1 dry contiguous acres � <br /> 3. In 1988, Lot 2 was tested f�r a princi�al and an altemate septic site'at the time <br /> � of new construction.
