• <br />Council 12/08/14 <br />Item Description: <br />#14-3697, Gary & Joan Marquardt, 2617 Casco Point Rd -Resolution <br />Zoning District: LR-lC, One Family Lakeshore Residential, 0.5 acre/100' <br />Lot Area: 16,994 square feet {0.39 acre) <br />Lot Width: 47' at the OHWL & 64' at the 75' setback <br />Application Summary: <br />At the last meeting the applicants requested approval of variances to permit 2nd story and deck additions to <br />their existing home. At that time there appeared to be support for granting the necessary setback variances <br />to permit the second story additions. However the majority of the Council did not support the requested <br />structural coverage variance to permit a new lakeside deck and stair. The application was tabled to allow the <br />applicants to consider a redesign or reduction to be reconsidered tonight. <br />The applicants have provided a revised plan with a reduced deck 190.97 square feet in area and extending <br />approximately 9 feet from the house, where previously a 288 square foot deck extending 15 feet from the <br />house was proposed. They continue to propose the removal of the 60 square foot south stair and landing <br />area, the existing 194.54 square foot patio near the house as well as pergola/arbor on the rear of the house <br />which was not previously included in the calculations . The current requested approvals are for 3,164.4 square <br />feet of structure (18.6%) which is 203.4 square feet over the 2001 approved level; and 27% hardcover where <br />28.4% currently exists (a 242.5 square foot reduction in hardcover). <br />Discussion <br />The applicants_ would like_ t~e counci_l to consid~r the reduced deck.{Jj <br />Staff prepared two separate resolutions for consideration tonight : Option A approves the revised variances as <br />requested and Option B is split into a denial of the structural coverage and hardcover variances and approval <br />of the setback variances permitting the second story improvements . <br />STAFF RECOMMENDATION <br />Staff recommends approval of a side setback variance allowing for the construction of the second story <br />improvements to the home.
