The applicant <br />is not increasing the size of the space, but changing its use. The space will consist primarily of the <br />three season porch and a small portion on the end will remain deck. The hardcover amount in the <br />75'-250' setback area is not increasing, it will remain at 42.57%. The applicants seek approval of a <br />hardcover variance in the 75'-250' setback area and average lakeshore setback. The requested <br />variances are for: <br />1. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(2): Lakeshore Hardcover Regulations: <br />To allow 6,310 s.f. (42.57 %) of hardcover in the 75'-250' setback area where 6,310 s.f. (42.57%) <br />exists, and 4,642.5 s.f. (25%) is allowed. <br />2. Section 10.22, Subd. 1 (B) and Section 10.56, Subd. 16 (C)(6): Average Lakeshore Setback: <br />To allow a three season porch and deck to encroach 21' into the average lakeshore setback. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 6 to 1 vote to: <br />Approve the application as presented. <br />The Planning Commission had the following concern: <br />1. The screen porch increases the amount of massing along the lakeshore.
