Platteter on October 27, 1995, filed a formal subdivision <br /> application with the City for approval of a two lot resident�ial plat of pro�erty legally descri'oed as: <br /> The South 354.75 feet of the East 990 feet, e�,cept the North 150 feet of the East 323.4 feet <br /> thereof, of the Southeast Quarter o.f the Sou�hwest Quarter of Section 27, Township 118 <br /> North,Range 23 West of the Fifth Yrincipal Ivieridian, (hereinafter "the property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> • Statutes 462.358 et. seq. and the City of Orono's zoning,platting and on-site septic codes, the Orono <br /> Planning Commission held a public hearing on November 20, 1995, at which tinle all persons <br /> desiring to be heard concerning this application were gi��en the opportunity to speak thereon; a.nd <br /> WHEREAS, at their regular meeting held on December 11, 1995, the Orono City <br /> Council considered the subdivision application of Dennis L. Platteter noting the following findiugs <br /> of fact: <br /> l. The property is located within the RR-1B Single Family Rural Residential Zoning <br /> District requiring a minimum of 2 acres of dry contiguous buildable land within each <br /> newly created lot. <br /> 2. The property contains a total of approximately 5.64 acres, all of which is considerecl <br /> dry buildable. _ <br /> 3. The proposed plat contains two lots each meeting or exceeding the 2 acre minimum <br /> lot area requirement. <br /> 4. The property is located in the Shoreland O��erlay District. Lot 1 is a lakeshore lot <br /> contiguous w�ith Dickey Lake, a natural environment lake. Lot 1 meets the required <br /> 200' width at the OHWL, 985.� elevation, of Dickey Lake and at the 150' building <br /> • setback line. <br /> Page 1 of 4 <br />
