The City Engineer, in his report of June 7, 1995, has approved the continued use <br /> of the existing drive located within proposed Lot 2 as a shared drive to serve <br /> both lots or proposed Lot 1 may be served at a single curb cut located to the <br /> extreme east side of the lot. • <br /> 6. The plat of Bill Kelley's Land was approved by the City in December of 1977. <br /> � The City did not ask for an internal road. Each lot met the required lot width <br /> � along the public road and had been approved with individual curb cuts to each <br /> building site. <br /> 7. Both Lots 1 and 2 have adequate lot width along Watertown Road and Willow <br /> Road to provide individual curb cuts or access to property. <br /> 8. The existing structure on proposed Lot 1 shall be demolished and a new <br /> • residence constructed. The existing septic system located within Lot 1 is non- <br /> conforming and shall be abandoned and a new system installed per septic testing <br /> . and design information submitted by applicant's consultant and as approved by <br /> the Orono staff. <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of <br /> the findings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat application of Bruce R. Kelley per plat drawings by Bruce R. Kelley, a <br /> professional engineer and land surveyor, Registration Number 5713, dated May 26, 1995, most <br /> revised date September 11, 1995, subject to the following conditions: <br /> 1. Dedication of drainage and utility easements 5' along interior lot lines and 10' <br /> along the perimeter boundaries and adjacent to road rights-of-way. <br /> 2. Prior to residential construction on Lot 1, all preliminary and alternate septic <br /> sites must be fenced off prior to any construction activities. <br /> 3. Prior to the City issuing a Certificate of Occupancy for the new residence on <br /> Lot 1, the existing non-conforming septic system must be abandoned. <br /> � <br /> Page 2 of 4 <br />
