1 <br /> • <br /> O O <br /> CITY of ORONO <br /> ll'�5�, <br /> froM �,� RESOLUTION OF THE CITY COUNCIL <br /> ` iCesTa0* NO. 3 6 8 9 <br /> A RESOLUTION GRANTING PRELIMINARY PLAT APPROVAL <br /> OF A LOT LINE REARRANGEMENT <br /> OF PROPERTIES LOCATED AT <br /> 2405 DUNWOODY AVENUE, 3865/3877 SHORELINE DRIVE <br /> FILE NO. 1958 <br /> WHEREAS, Louis B. Oberhauser (hereinafter the "subdivider") on October 24, <br /> 1995, filed a formal subdivision application with the City for approval of a lot line rearrangement <br /> of a residential plat of property legally described as: <br /> Lots 1 and 2, Block 2, Townsite of Langdon Park, Hennepin County, Minnesota <br /> (hereinafter "the property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono's Zoning and Platting Codes, the Orono <br /> Planning Commission held a public hearing on November 20, 1995 at which time all persons <br /> desiring to be heard concerning this application were given the opportunity to speak thereon; <br /> and <br /> WHEREAS, at regular meetings held on December 11, 1995, January 8, 1996 <br /> and March 11, 1996, the Orono City Council considered the subdivision application of Louis <br /> B. Oberhauser, noting the following findings of fact: <br /> 1. The property is located within the LR-1C Single Family Lakeshore Residential <br /> Zoning District requiring a minimum of 21,780 s.f. or one-half acre of area and <br /> lot width of 100' at OHWL and 75' setbacks. <br /> 2. The property consists of three substandard lots. Lot area and lot widths are as <br /> follows: <br /> Parcel A (western lot) <br /> Lot area = 7,600+ s.f. <br /> Lot width = 35' at OHWL, 49' at 75' setback <br /> Parcel B (middle lot) <br /> Lot area = 16,900+ s.f. <br /> Lot width = 34' at OHWL, 63' at 75' setback <br /> Page 1 of 6 <br />
