Two of the three parcels have been assessed for sewer. <br /> 7. The homestead or developed parcel shall continue to achieve access via the existing <br /> driveway at Northern Avenue. Tracts B and C shall be allowed access via single <br /> curb cuts to each property. <br /> . NOW,THEREFORE,BE IT RESOLVED,that based upon either one or more of <br /> the findings noted above,the City Council of the City of Orono hereby approves the preliminary plat <br /> for Elaine A. Slechta for the property owned by Leo J. Slechta located at 3700 Northern Avenue per <br /> the survey dated 2/13/96 by Frank R. Cardarelle, a licensed land surveyor, subject to the following <br /> conditions: <br /> 1. The proposed division has been classified as a Class II division and shall be <br /> completed as a simple plat. � <br /> • � 2. The City conceptually approves the revacation of Northern Avenue subject to <br /> applicant rededicating road right-of-way as required by City. <br /> 3. Designated wetland located within the three properties shall be defined by a wetland <br /> delineator. App:icant to provide copies of report and findings to the City staff for <br /> their review. <br /> 4. Basement elevations for new construction shall not be below 951 elevation in order <br /> to allow for adequate clearance below footing and grade of the sewer service pipe. <br /> 5. Erosion control shall be maintained during construction in order to protect the <br /> designated wetland. A 26' setback must be maintained for all construction activities <br /> involving filling and grading. All structures must also meef the 26' setback. <br /> 6. The future developer of Tract B or C shall submit an additional sewer payment of <br /> $350. <br /> The following list of final submittals must be submitted to the Zoning Admitustrator two <br /> weeks prior to the regulazly scheduled Council meeting on the second and fourth Mondays of the <br /> month: <br /> • Page 2 of 4 <br />
