The roof overhang, at the west side of the garage shall not exceed 2', such that <br /> the drip line shall be no closer than 1' to the property line. <br /> 2. Applicants shall adhere to the site plan attached to this resolution as Exhibit A, <br /> and any significant changes to that site plan may require additional City review. <br /> 3. Applicants are advised to consult with the Building Official regarding the need <br /> for design plans for the proposed retaining walls. <br /> 4. Applicants are advised to coordinate grading plans with the two adjacent <br /> properties which are either undergoing remodeling currently or which have been <br /> approved for new construction. <br /> • 5. Applicants are advised that replacement of the existing house with a new <br /> residence structure in the future will likely require lot area and lot width <br /> variances, and might require a height variance if attachment to the new garage <br /> is proposed. <br /> 6. Authorities granted by this variance run with the property not with the <br /> applicants, but are permissive only and must be exercised by application for a <br /> building permit within one year of the date of Council approval, or this variance <br /> will expire on that date (September 9, 1997). <br /> 7. Violation of or non-compliance with any of the terms and conditions of this <br /> resolution shall constitute a violation of the zoning code, shall automatically <br /> terminate any authority granted herein, and shall be punishable as a <br /> misdemeanor. <br /> 8. The undersigned applicants have read, understood and hereby agree to the terms <br /> of this resolution and on behalf of themselves, their heirs, successors and <br /> assigns, hereby agree to the recording of this resolution in the chain of title of <br /> the property. <br /> • Page 4 of 7 ° <br />
