The deck will result in 168 s.f. or 1.1% increase in structural coverage. <br /> C. 15.7% structural coverage exists on the property. The proposed <br /> improvement at 168 s.f. will result in total structural coverage of 16.8%. <br /> D. The deck will meet all required setbacks of the LR-1B zoning district. <br /> E. Hardcover is proposed at 3,928 s.f. or 24.8% within the 250-500' setback <br /> area. The Code would allow 30%. <br /> F. The City has received no negative comments from the adjacent residents <br /> nor from the other residents notified of the pending zoning application. <br /> 4. The City Council fords that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variances would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial <br /> property right of the applicants; and would be in keeping with the spirit and <br /> intent of the Zoning Code and Comprehensive Plan of the City. <br /> 5. The City Council has considered this application including the findings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicants and the effect of the proposed variance on the health, safety <br /> and welfare of the community. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findings, the Orono City Council hereby <br /> grants a variance to Municipal Zoning Code Section 10.03, Subdivision 14 (C) approving a <br /> structural coverage increase of 168 s.f. or 1.1% where excess structural coverage exists to <br /> permit construction a 12' x 14.6' deck at the southwest corner of the residence located at 4195 <br /> Forest Lake Drive, subject to the following conditions: <br /> 1.
