The applicant has provided a grading and drainage plan for the property which <br /> will accommodate the current development of four building sites. <br /> � � 6. Lots 1, 2, 3 and 4 have been demonstrated to contain suitable sites for primary <br /> and alternate drainfields to serve the proposed single family residences. <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of <br /> the findings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat for Jyland Development, Inc. at 1185 Hunter Drive per the survey dated <br /> February 21, 1997, most revised date February 28, 1997, attached as E�ibit A hereto by <br /> Coffin and Gronberg, Inc., subject to the following conditions: <br /> 1. The applicant shall grant to the City an underlying road and utility easement <br /> over Outlot A. <br /> � 2. Standazd perimeter drainage and utility easements shall be granted over the entire <br /> plat. <br /> 3. Drainage improvements to the property shall be constructed per the drainage and <br /> grading plan dated February 21, 1997, most revised date February 28, 1997, and <br /> as approved by the City Engineer, subject to a Developer's Agreement to be <br /> executed between the City and the developer. Private road and drainage <br /> improvement construction can commence after the engineering plans for such <br /> improvements have been approved by the City, the Developer's Agreement has <br /> been executed and Letter of Credit written to 150% of the cost of these <br /> improvements submitted to City. <br /> 4. Applicant shall pay the standard park fees for Lots 1, 2, 3 and 4 per the current <br /> Park Fee Ordinance; subject, however, to the review and recoinmendation of the <br /> Park Coinmission regarding dedication of any land in lieu of a cash <br /> contribution. Should the Park Commission recommend a land dedication, which <br /> is then approved by the City Council as part of the final plat approval process, . � <br /> the developer will receive a credit for the land dedication as per the Park Fee <br /> Ordinance. <br /> � 5. Applicant shall develop covenant for Type I and III wetlands within Lots 1 and <br /> • � 2. The purpose of the covenant is to alert all future property owners of the <br /> need to protect the area if alterations are proposed to first obtain the necessary <br /> Page 2 of 5 � <br />
