The applicant is <br />proposing to construct a new single family home on the property and is requesting lot area, lot <br />width, and side yard setback variances in order to do so. The northern driveway and curb cut <br />will be eliminated. The property is 26,172 square feet or 0.6 acre in area and has 100 feet in <br />width where 2.0 acres in area and 200 feet in width are required. The home is proposed to meet <br />the front and rear yard setbacks. <br />The City Engineer has preliminarily reviewed the proposal and will conduct an in depth review at <br />the time of the building permit. <br />
