The existing roof over the 2nd floor porch will remain as is, and the space will be enclosed as a new <br />bathroom. <br /> <br />Practical Difficulties Analysis Applicant Submittal Information: The applicant has identified the nonconforming <br />size of the property and the location of the neighboring homes as practical difficulties supporting the requested <br />variance. Additionally, they have provided supporting documentation regarding Practical Difficulties attached as <br />Exhibit C, and should be <br />asked for additional <br />testimony regarding the <br />application. <br /> <br />Planning Staff Practical <br />Difficulty Analysis: Regarding <br />practical difficulty, staff finds <br />that the location and <br />orientation of the <br />neighboring homes and the <br />narrowness of the subject <br />property limit opportunities <br />for expansion. The home to <br />the south is oriented with <br />views away from the subject <br />property to the south. <br /> <br /> <br />Application Summary: The applicant is requesting an average lakeshore setback variance to extend the <br />existing roofed porch 12 feet closer to the lake. <br />Staff Recommendation: Planning Department Staff recommends approval as applied. <br />6
