Strong <br />approving a setback variance to the wet lands of 26 ft. <br />for the proposed road outlot based on the hardship of the <br />location of the wetlands blocking access to rear of the <br />property and subject to the following conditions: <br />1) Road out lot B to be no more than 30 ft. width and <br />to have a finished road service not to exceed a 14 ft. <br />width located along at the most southern location. <br />2) Driveway to be constructed to privat% driveway standards. <br />3) Out lot A to be determined a non -buildable lot <br />and to be owned by lot 2. <br />4) Dedication of 33 ft. for Brown Road or County Rd. 146. <br />5) Flowage and conservation easement of. the 1.3 acres <br />over wetlands. <br />6) All a2cess to these lots via plat road. <br />7) Payment of the Park Dedication Fee of S400.00; <br />$200.00 for each lot. <br />8) Adequate protection of wet lands provided during con- <br />struction of road. <br />• 9) Septic Inspector to approve existing septic before <br />final plat approval. <br />Jabbour moved to second. vote: Ayes (5), 'Jays (0). <br />Mr. Bredeson was present. Planning Commission ad- POBERT G. BREDESON <br />vised Mr. Bredeson that the plans for the house 1410 Rest Point Rd, <br />were too ambitious for this size lot. They noted variance <br />this at their first meeting. They cautioned the 4607 <br />applicant as to limiting the hardcover. <br />Bredeson asked for clarification and to jive specific <br />direction as to allowed aa:otind of hardcover for his <br />proposal. <br />Jabbour recommended t fo ..-inq standards: <br />1) [louse to be located 25 ft. from cul de sac, <br />10 ft. from north property line, and to be <br />limited to a maximum of 2800 sq. ft hardcover. <br />llammerel :roved to table the application pendinc+ <br />receipt of a revised plan from the applicant. <br />Jabbour moved to second.
