Strong, 420 South Brown Rd. <br />Preliminary Subdivision <br />Conditions of Approval <br />1. Three lot division per survey dated March 20, 1981. <br />2. New private road to serve all lots: no direct access <br />for Lot 1 to Brown Road or County Road 146. All ad- <br />dresses will be Brown Road. <br />3. Council grants a variance to the 2 acres of dry build- <br />able contiguous land standard; lot 1 contains only 1.6 <br />acres of dry contiguous land. <br />4. Cu,,ncil grants a setback variance of 22' from the wet- <br />lands for private road. <br />5. Lots 2 and 3 have met the required septic approval per <br />Gaffron memo of April 6, 1981. The existing septic *iK' <br />system on lot 1 will be reviewed and approved by Gaffron <br />before final plat approval. <br />Improvements Required <br />1. Construction of nci private road per following standards - <br />plans to be submitted to City prior to construction. <br />a) new access on Brown Road to be reviewed by Hennepin <br />County Highway Department <br />b) road bed should be no wider than 14' <br />c) gravel road <br />d) four ton capacity <br />2. Upgrading of existing septic system if necessary prior L <br />to final plat anproval..— <br />Final Plat Submittals <br />1. Record plat drawings in the form of two (2) mylar copies <br />and one (1) copy reduced to 1" = 200'. <br />Drawing to include: <br />a) lot lines located per preliminary survey <br />b) private road to tie platted as Outlot B <br />c) Dedication of Brown Road 33 ft wide from centerline <br />
