The Comprehensive Plan designates this area as Rural <br />Residential. It is located outside of the Metropolitan Urban Service Area (MUSA). The <br />properties to the south are sewered and a sewer project is planned for the properties directly to <br />the north. <br />There are several issues with the application as follows: <br />1. The dedication of right-of-way for South Brown Road and Willow Drive South; <br />2. The 50' x 200' tax -forfeited parcel next to South Brown Road. <br />3. The parcel to be identified as Outlot.A across Willow Drive South to be <br />deeded to the adjacent property owner. <br />4. The grading for a driveway within 5' of the property line for Lot 1 requires <br />a conditional use permit. <br />The applicant has worked with staff to incorporate the City Engineer's, Landscape Architect's and <br />Planning Commission's comments. The blueprints that are included in the City Council's packets <br />include the latest revisions. <br />
