upland with the NURP pond removed and excluding the delineated wetland is approx. <br />1.94. The reason that this occurred is due to the purchase of the existing home at 1045 <br />Brown Road, which will be removed. If we excluded the 1045 Brown Road property in <br />the calculations we would exceed the minimum 2.0 acre requirement The lot will be <br />reconfigured to adjoin to my plat to provide a significantly improved neighborhood. The <br />existing property at 1045 Brown Road is in need of repair. The existing home would be <br />removed and graded to allow for the construction of a new home. Does the fact that the <br />NURP pond may reduce the net upland require a variance? <br />Westwood Engineering has tested the lots for septic sites and we have concluded that <br />there are adequate primary and secondary sites available for each lot including the <br />potential homesite for the replaced 1045 Brown Road property. Westwood Engineering <br />has completed a survey for the property. <br />The neighbor to the south east comer of the property (Jim and Candee Kemna) have <br />written to me and I have met with them regarding the possibility of selling a small <br />portion of my property (noted on the plan) to them for an extension of their lot. If a <br />variance needs to be granted for lot four because of the NURP pond, I may be able to <br />shift the lots around to comply with the two -acre minimum. If a variance were not <br />required, I would be selling the property to them for the same per acre cost that I paid for <br />the property. The sale for this portion of the property is more of a favor to the neighbor. <br />The "exception" piece to the proposed plat along Brown Road just north of lot four <br />(rectangular piece) is a tax -forfeited property I believe owned by the City of Orono. The <br />property has no value because it is sitting in the wetlands. If the City of Orono would like <br />to include this in my plat to adjoin to lot four it may clean up this plat. <br />This may highlight some issues regarding this proposal. I hope that this helps with your <br />review of the sketch plan and understand it may be repetitive to our previous discussions. <br />You have been very helpful and informative. I will be out of town February 11, through <br />the morning of the 16'h. My hope is that we may be able to complete a preliminary plat <br />application the day following the sketch plan review.
