N-k'F~r <br />MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, April 18, 2005 <br />6:00 o'clock p.m. <br />Kempf stated there appears to be some leeway on the side yard setback and that he would be willing to <br />allow some minor encroachment into the 30-foot setback. <br />Rahn indicated he would be in favor of a minor encroachment. <br />Winkey commented he also would be in favor of a minor encroachment but that he would like to see the <br />house conform,as much as possible. <br />It was the consensus of the application that variances to lot area and lot width would be approved. <br />Gustafson stated he would like his application tabled. Gustafson inquired whether the driveway would <br />need to be relocated. <br />Jurgens stated he likes to preserve trees but suggested the applicant look at reconfiguring the driveway if <br />at all possible. <br />Leslie moved, Jurgens seconded, to table Application #05-3102, Kathryn Alexander on behalf of <br />J. Sven Gustafson, 920 Brown Road South. VOTE: Ayes 7, Nays 0. <br />10. #05-3103 JACK AND KARI OLSON, 1966 SHADYWOOD ROAD -VARIAN CE, 8:28 <br />P.M.-9:01 P.M. <br />Jack and Kari Olson, Applicants, were present. <br />Curtis stated the applicants are requesting a number of variances in order to construct a detached garage <br />on their property to replace a one-stall tuck-under garage that will be converted to living space. The <br />applicants are requesting the following variances: <br />1. A rear yard setback variance for a 7.5' rear setback where 15' is required; and <br />2. A hardcover variance for 48.9 percent within the 0-75' zone; and <br />3. A structural coverage variance for 32 percent or 1,799 square feet structure where 1,500 square <br />feet is normally allowed and 23 percent currently exists; and <br />4. A principal building setback to allow a five-foot setback between the garage and the home where <br />a 10-foot setback is normally required; and <br />PAGE 25
