Stormwater Narrative/Summary February 10, 2022 <br />Tanager Creek <br />Orono, MN <br />2 | P a g e <br />Existing Site <br />Tanager Creek is a proposed 3-lot residential development located at 860 Brown Road in Orono, MN. The <br />site encompasses 14.06 acres. The subject property consists of a residential homesite, turf grass yard, <br />woodland and wetlands. <br />Applicability <br />Per Article XII (Conservation Design) Section 78-1632 (Applicability) a conservation design plan for all <br />proposed residential subdivisions or multi-unit residential developments greater than five acres in total <br />area, or guided for urban density (greater than one unit per two acres), are required to complete a <br />Conservation Design Master Plan. The subject parcel is 14.06 acres total. <br />Proposed Project <br />The proposed redevelopment will consist of 3 single-family residential lots served by a short private street <br />with cul-de-sac. Each lot is proposed to be served by a paved driveway. Lots range in size from 3.51 acres <br />to 5.14 acres. <br />The proposed project does not include impacts to delineated wetlands and seeks to minimize tree removals <br />via custom home designs. Wetland buffers are proposed to be maintained per City and Watershed <br />regulations. <br />Ecological and Aesthetic Character Review <br />Rural Oasis Study <br />The subject property is not adjacent to any of the corridors analyzed as part of the Rural Oasis Study. <br />Anderson completed a field review of the Brown Road segment near the subject property on November 11, <br />2021. The observations from this field review are summarized below. <br />Views from Brown Road <br />There are no major landmarks coming from either the North or South along Brown Road. The road is <br />aligned north-south and features rolling terrain as it traverses low areas and upland. The majority of the <br />homes immediately north and south of the subject property are setback from the roadway and/or obscured <br />by trees. <br />Natural Resources Inventory <br />Minnesota Land Cover Classification System (MLCCS) Data <br />The Minnesota Land Cover Classification System map indicates that the site consists of emergent and open <br />water wetland, forest, and areas of 11-25% Impervious cover. The M-34X modifiers indicate the majority <br />of the site rated C or lower. AM-34X modifier has not been assigned for approximately 47% of the site.
