<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />January 28, 2022 <br /> <br /> <br />REQUEST FOR FURTHER INFORMATION <br /> <br /> <br />SUBJECT: Zoning Application # LA22-000006 <br /> <br />The City of Orono is required to notify you within fifteen (15) business days as to the status of your application <br />for a preliminary plat for property located at 860 Brown Rd S. Below is a list of items the City of Orono is <br />requesting to complete our review: <br /> <br />1) Preliminary Plat: Please include all required information on the preliminary plat. This includes <br />a) Topography, <br />b) Lot width at the OHWL of 929.4 and lot width at the 75’ setback (200’ required) <br />c) Street/Rear setback (50’ required) <br />d) Define “Upland” and call out the size of each lot Contiguous Dry Buildable space (0.5 Ac required) <br />e) Neighboring buildings surrounding the development, <br />f) Scale is inaccurate on Preliminary Plan Set <br />g) Private Road require 50’ wide Right of Way <br />h) Identify the distance each neighboring buildings is to the 929.4 OHWL to determine the Average <br />Lakeshore Setback, <br />2) Lot 2: There was discussion regarding a change to the house footprint or building envelope of lot 2. If a <br />change has been made please update your plans accordingly. <br />3) Green Roofs and Water quality: these are two sections are part of the table of contents in the <br />Stormwater management Plan with no information included in the report. Please address. <br />4) Tree Survey. Your conservation report indicates this was done. <br />5) Invasive Species Removal Plans/ Planting Removal Plan: The conservation report notes these were <br />done please provide. <br />6) Hardcover Calculations Sheets: Existing and Proposed. <br />7) Wetland Delineation Report <br />8) Legal Descriptions <br />9) Title Opinion. Who will be the developer for the project and signing all the recorded documents as well as <br />providing the letter of credit? <br />10) MCWD Coordination and Comments <br /> <br /> <br />You will need the following information for the project but it is not required in order to make a complete <br />preliminary plat application: <br /> <br />1) Easements: The wetland should have a drainage easement and the Stormwater filtration basin will require <br />a separate drainage and utility easement. <br />2) Docks: will these lots have docks planned for them? LMCD review would be required.
