� O� <br /> O O <br /> ��e� - CITY of ORONO <br /> � � <br /> �� G'�' RESOLUTION OF THE CITY COUNCIL <br /> �9kESH��'� NO. <br /> A RESOLUTION GRANTING RENEWAL OF <br /> PRELIMINARY APPROVAL OF A PLAT AT <br /> 809 BROWN ROAD NORTH <br /> FOR DENI�TIS PLATTETER <br /> -FILE NO. 2306 <br /> WHEREAS,Dennis L. Platteter on September 26, 1997, filed a formal subdivsion <br /> application with the City for renewal of approval of a two lot residential plat of property legally <br /> described as: <br /> The South 354.75 feet of the East 990 feet, except the North 150 feet of the East 323.4 feet <br /> thereof, of the Southeast Quarter of the Southwest Quarter of Section 27, Township 118 <br /> North, Range 23 West of the Fifth Principal Meridian, (hereinafter "the property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462358 et. seq. and the City of Orono's zoning,platting and on-site septic codes,the Orono <br /> Planning Commission held a public hearing on October 20, 1997,at which time all persons desiring <br /> to be heard concerning this application were given the opportunity to speak thereon; and <br /> WHEREAS, at their regulaz meeting held on October 27, 1997, the Orono City <br /> Council considered the subdivision application of Dennis L. Platteter noting the following findings <br /> of fact: <br /> 1. The property is located within the RR-1B Single Family Rural Residential Zoning <br /> District requiring a minimum of 2 acres of dry contiguous buildable land within each <br /> newly created lot. <br /> 2. The property contains 6.37 dry acres, .43 wet acres for a 6.8 total acres. <br /> 3. The proposed plat contains two lots each meeting or exceeding the 2 acre minimum <br /> lot area requirement. <br /> 4. The property is located in the Shoreland Overlay District. Lot 1 is a lakeshore lot <br /> contiguous with Dickey Lake,a natural environment lake. Lot 1 meets the required <br /> 200' width at the OHWL, 985.5 elevation, of Dickey Lake and at the 150'building <br /> setback line. <br /> Page 1 of 4 <br />
