COST FOR <br />255 soum BROWN ROAD <br />Dear Ms. Mabusth: <br />The variance application prepared by Ms. Cost lacks specific information about the house <br />that she will build if variances are granted. She does not wish to devote the time or <br />money necessary to plan the house until she knows the result of her application. · <br />We know that the house w11l be a two story structure built on the south facing slope in <br />approximately the location shown on our site plan drawing. The floor area will be no <br />larger than 1,900 square feet on each of the two levels and there will be a two car garage <br />with an area of approximately 575 square feet on the upper level. The lower level will <br />be a "waik out" to the south. From the north side the house will appear to be a one <br />story structure, long and low to the ground. Natural materials and colors that blend wi!h <br />the site will be used. Our goal will be to design a house that rainimizes the visual and <br />physical impact on the site. <br />A fairly thorough study has been made of the regulations that must be followed in siting <br />and designing a house for this property. Other than the two variances requested in the <br />accompanying application, we believe that the design will be well within the requirements <br />of the codes and ordinances in effect in your city. <br />There will be changes to the configuration of the footprint and orientation of the structure <br />as the design is developed and there will be minor reconfigurations of the driveway and <br />parking areas. Our site plan drawing is intended to be an illustration of location and <br />general size of major elements on the site and should not be interpreted as an illustration <br />of a design for the house or the driveway and parking area. · <br />612-439-3710 fax 612-439-3721
